Ashburn Crossing Center Moves to Construction

Baltimore-based St. John Properties has begun construction on Phase I of Ashburn Crossing, a mixed-use development expected to include one million square feet of commercial space.

Situated at the intersection of Gloucester Parkway and Loudoun County Parkway, the project includes plans for eight office buildings totaling more than 500,000 square feet, as well as a 20.5-acre parcel reserved for future retail. The Ashburn Crossing development debuts with two speculative R&D/office/flex properties of 45,120 square feet each. Designed to achieve LEED Gold certification, the two brick-and-glass buildings will offer direct access to Loudoun County Parkway.

“We see numerous drivers that will continue long-term demand in the Loudoun County marketplace, including the technology, medical/healthcare and service sectors,” Matt Holbrook, regional partner for St. John Properties, stated. “Existing customers have also expressed the need for expansion space, so we are extremely confident proceeding with this development strategy.”

    What a terrifically bad idea. As if we don’t already have more office than we know what to do with, an excellent retail right up the road at One Loudoun – who is going to lease this?

    Considering the location, the water supply, and the power, this would have been a perfect place for additional data center, as a huge amount will be built right across the street. SJP has really missed the opportunity, here.
