Brewery, Food Hall Envisioned for Lexington 7 Flex Building

After years of planning, construction is set to begin at the Lexington 7 property along Rt. 7 in Ashburn.

First Atlantic Properties is developing a 66,000-square-foot flex building with retail space at 20000 Lexington Drive, next to the 100,000-square-foot Riverside Square shopping center, under development by Monument Realty.

First Atlantic is going through a minor site plan amendment to shrink the size of its building to provide more parking to accommodate high-demand tenants. Site work is expected to begin next month, with the building complete within a year.

The zoning and new parking ratios allow for 10,000 square feet of restaurant space or a 10,000-square-foot tasting room attached to a larger brewery. First Atlantic is reviewing proposals for the restaurant portion of the building, looking for a brewery restaurant or food hall concept. For other portions of the building, the developer is in talks with prospective tenants who could offer complimentary entertainment and athletic uses, such as a large escape room, kids play center with climbing gym or bounce house, dog grooming, a large salon, and athletic uses such as karate, ballet, badminton, boxing, dance, CrossFit, barre, Pilates, bicycle class, or a swim school.
