TA Realty Plans $1.8B Data Center Campus Near Leesburg

TA Realty LLC this week announced plans to develop a $1.8 billion secure data center campus south of Leesburg.

The campus will be situated next to Panda Stonewall Power Plant on the east side of Sycolin Road and bound by Cochran Mill Road to the north and Energy Park Drive to the south. With the initial buildings expected to come online in late 2021, the fully built-out campus will feature more than 1.5 million square feet of space with 300 megawatts of power and a dedicated onsite substation.

“Delivering this transformational project is part of our commitment to invest more capital into this in-demand asset class,” said Michael Haggerty, managing partner at TA Realty. “Our campus will address the needs of hyperscale and cloud providers by delivering sustainable data center infrastructure with speed and scale into the largest and most sought-after data center market in the world.”

With more than 18 million square feet of data centers in operation and millions more being planned or developed, Loudoun County is considered to be the world’s fastest growing data center market.

    Great…more trees gone, more traffic and a bigger footprint for the world’s terrorists to knock out internet connections all in one place in a nice package. Thanks for putting LoCo in the target crosshairs again BOS!!!

    Yes, democrat-voting environmentalists look at that broad swath of green that is going to get slaughtered to install a giant energy-sucking, carbon-producing, water table altering data center. How many rare-earth metals will have to be mined around the world to produce a data center this large?

    Keep telling yourself the fairy tale that the Democrats on the BoS actually care about the environment. Keep taking the blue pill. It tastes so yummy.

    I’d like to see a proper regression analysis to see what (if any) relationship exists between the growth of LoCo data centers and the property tax rate.

    Will the *next* data center that goes in be the one which finally results in a lower tax bill? Or will it be ten from now? Or will the (D)s on the BoS and SB ALWAYS find a way to spend every last penny (and then some)?

      Yep, I was originally very enthusiastic about data centers. 10 years ago we were crying for a larger commercial taxbase to offset Loudoun’s property taxes (which rank 32nd highest out of 3,200 counties in the US). Now, we have a ton of data centers that pull in about $400M/year in taxes. The BoS didn’t do jack squat to help us with our property taxes with that windfall revenue. Instead, it was just more money for the BoS to spend, spend, spend.

    I would invite the Loudoun County Board of Supervisors to explain publicly to citizens/taxpayers, specifically how Loudoun County benefits from these data centers. Can’t be jobs – not too many associated with these lights out, automated operations. Seems not to be tax offsets for the citizens – no evidence of that whatsoever.
    I wonder what the Board of Supervisors’ motivations are in readily approving these data centers one after another.
    Who is really benefiting and how?
